"When should I sell?" It's one of the most common questions I hear, and the honest answer is: it depends. The "right" time is a combination of market conditions, your personal situation, and your financial goals. Let me break it down.
Life Events Often Drive the Decision
For many sellers, the decision isn't purely about the market. Life happens. You're getting married, having a baby, accepting a new job, or going through a divorce. These moments trigger a need to move, and that's perfectly valid.
The key is to plan ahead when possible. If you know a move is coming in the next 6-12 months, start preparing now. Quick improvements, decluttering, and understanding your home's market value take time, and you'll be glad you started early.
What About Market Timing?
In the Willamette Valley, spring and summer are traditionally the busiest selling seasons. Buyers are more active, families want to move before the school year, and homes show better with green lawns and long daylight hours.
But here's what I tell my sellers: a well-priced, well-presented home sells in any season. I've seen strong sales in November and January. The market may be less crowded in winter, but the buyers who are looking are serious.
