What Should a Buyer Do First?

If you're thinking about buying a home, the excitement can quickly turn to overwhelm. Where do you actually start? After 26+ years and over 500 transactions, I can tell you the answer is simpler than you think, but it's not what most people expect.
Step 1: Check Your Finances
Before you look at a single listing, take an honest look at your financial picture. Know your credit score, understand how much you have saved, and get a realistic sense of what you can afford each month.
Don't panic if your credit isn't perfect. There are programs and strategies to improve your score, and I can connect you with lenders who specialize in first-time buyers. A few months of preparation can make a significant difference.
Step 2: Get Pre-Approved
This is the most important first step. A pre-approval letter from a lender tells you exactly what you can afford and shows sellers that you're a serious, qualified buyer. In a competitive market, this can be the difference between getting your offer accepted and losing the home.
A pre-approval is not the same as pre-qualification. Pre-qualification is a quick estimate. Pre-approval means the lender has reviewed your financial documentation and committed to lending you a specific amount.
Step 3: Define What You Need
Sit down and think about what matters most to you. How many bedrooms? What neighborhood? Do you need a yard? A home office? Good schools nearby? Create two lists: your must-haves and your nice-to-haves.
Be honest about your lifestyle. A young couple planning to start a family has different needs than a retiree looking to downsize. Your agent, that's me, will help you refine this as we go.
Step 4: Find the Right Agent
Having an experienced broker in your corner is one of the most valuable things you can do. I know the local market, I understand the contracts, and I advocate for your best interests throughout the entire process.
Look for someone who listens to you, explains things clearly, and has a track record of success in your area. Don't be afraid to interview a few agents before you choose.
