How to Get Top Dollar for Your Home
Published August 5, 2026 · Karen Cota, Principal Broker, GRI
Getting the most money for your home isn't about luck. It's about strategy. After over 500 transactions, I've learned exactly what moves the needle and what doesn't. Here are the most important things to do.
Price It Right From Day One
This is the single most important decision you'll make. Overpricing leads to a stale listing that sits on the market, and buyers start wondering what's wrong with it. Underpricing can generate a bidding war, but it's a gamble that doesn't always pay off.
I use current comparable sales, market trends, and my knowledge of your specific neighborhood to set a price that attracts strong interest and competitive offers.
First Impressions Matter
Buyers make up their minds within the first few seconds of seeing your home. Curb appeal is real, and it matters. Mow the lawn, trim the hedges, plant some flowers, and make sure the front door looks welcoming.
Inside, declutter ruthlessly. Remove personal items, excess furniture, and anything that makes rooms feel smaller. A deep clean is non-negotiable. These steps cost very little but have an outsized impact on buyer perception.
Invest in High-ROI Improvements
Not every renovation pays for itself. The smartest investments are:
- Fresh neutral paint (the best bang for your buck)
- Updated light fixtures and hardware
- Professional cleaning and minor repairs
- Kitchen and bathroom touch-ups (not full remodels)
- Landscaping and exterior improvements
Full kitchen or bathroom remodels rarely return their cost in a standard sale. Small, targeted updates are almost always smarter.
Professional Marketing
Professional photography is not optional. Homes with high-quality photos sell faster and for more money. I make sure your listing looks its best across the MLS, Zillow, Realtor.com, and all social media platforms.
A great listing description, virtual tours, and strategic pricing all work together to generate maximum interest and the strongest possible offers.
